1. Service Description

N4Pro ("Service," "we," "us") provides an automated document generation tool that helps Ontario landlords create Form N4 (Notice to End a Tenancy Early for Non-payment of Rent) and Certificate of Service documents. The Service is operated by NovaCoral.

2. No Legal Advice Disclaimer

The Service does not replace professional legal counsel. For complex situations, disputes, or legal questions, you should consult a licensed paralegal or lawyer in Ontario. Using this tool does not create a solicitor-client relationship.

3. User Responsibilities

By using N4Pro, you agree that:

• You are the landlord or authorized representative for the rental property
• All information you provide is accurate and truthful
• You understand the N4 process and your obligations under the RTA
• You will verify all generated documents before serving them
• You are responsible for properly serving the notice to your tenant
• You will not use the Service for fraudulent or unlawful purposes

4. Document Accuracy

While N4Pro implements validation rules based on LTB guidelines, Bill 60, and the Residential Tenancies Act, we cannot guarantee that every generated document will be accepted by the LTB. Adjudicators may interpret rules differently, and laws may change.

A validated N4 does not guarantee eviction. The LTB may find defenses (repair claims, payment challenges, etc.) at the hearing.

5. Payment Terms

• The fee is $9.99 CAD per N4 notice generated
• Payment is processed securely via Stripe
• You receive your documents immediately after payment
• Prices may change with notice posted on our website

6. Refund Policy

Please see our Refund Policy for details. In summary, refunds are provided only for technical errors or duplicate charges, as digital documents are delivered instantly.

7. Limitation of Liability

To the maximum extent permitted by law, NovaCoral and N4Pro shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of rent, legal fees, or costs arising from dismissed eviction applications.

Our total liability shall not exceed the amount you paid for the Service.

8. Intellectual Property

The N4 and Certificate of Service forms are official Ontario government documents. N4Pro's software, design, and content are owned by NovaCoral.

9. Modifications

We may update these Terms at any time. Continued use of the Service after changes constitutes acceptance of the new Terms.

10. Governing Law

These Terms are governed by the laws of Ontario, Canada. Any disputes shall be resolved in the courts of Ontario.
